What do you think your home is worth? 

Do you need to sell?  When?  What are you willing to sell it for?  Do you want to sell it for the most money the market will bear?

Prices of homes are motivated by many variables.

When pricing your home, a Realtor will compare it to recent sales of similar homes as well as currently listed homes on the market.

Different Realtors will use different information to make a case to help you find a price.  It’s likely that you’ll get 5 different prices from 5 different Realtors!

Just as Realtors may differ in valuing your house, so will your potential buyers.  Realtors with real world sales and marketing know that the value of a home is in the eyes of the beholder.  A good marketing strategy addresses the impression your home will have on potential buyers.

When you choose your Realtor, watch to see if they ask you about your goals.  Your strategy will be different depending on what these are.  If they don’t ask, that’s a clue.

Obvious things to ask when interviewing a Realtor:

·         What price would you like to list my home at?

·         What are you going to do to advertise my home?

·         What is your sales and marketing experience?

·         What would be your strategy if we want to sell our home at the price of ___________ ?

·         What do I/we need to do on our end to help you meet our goals?

Important things to understand when interviewing a Realtor:

·         It is easier to sell a lower priced house.

·         A home that sells fast, costs less to advertise.

·         To sell your home for top dollar will likely take longer than a moderate pricing strategy.

·        Your home is unique and your goals should be your top priority, don’t let these be separated by statistics.

·         Of the people just like yourself who ask advice of a Realtor, 3 out of 4 ask only one Realtor!

Your home has many unique attributes that combine to create a desirable environment for someone just like you when you bought or built it.  Through extensive advertising and presentation, we need to get your property in front of the potential buyers who are looking for what your home has.

                Traditional Wisdom:

Homes sold in fewer than the average Days-On-Market (DOM) are most likely priced in the lower end of their marketable range.  Conversely, homes that take more days to sell than average are most likely priced in the higher end of their marketable range. 

(Some Realtors will re-list homes to re-set their DOM to avoid the stigma that a home is priced in the high range.  This process undermines the value of this traditional wisdom.  Other factors affect this thinking too.)
